This course equips participants with a foundational understanding of the updated Uniform Residential Appraisal Report (URAR) and the Uniform Appraisal Dataset (UAD) modernization initiative from Fannie Mae and Freddie Mac.  Participants will explore the shift from static forms to a dynamic, modular reporting structure and learn how to access and interpret key GSE resources.  Through practical examples and guided instruction participants will develop the skills to fulfill expanded reporting requirements across major section of the new report format.  This course places a strong emphasis on the redesigned Sales Comparison Approach within the new Uniform Residential Appraisal Report (URAR). Participants will explore how the updated format enhances clarity, transparency and supportability of the comparable sales analysis. Through guided instruction and real-world examples, they will gain practical insights into applying data-driven adjustments and navigating the new structure with confidence.
